What a duct leak diagnosis involves
We start at the equipment and work outward. That means checking static pressure across the air handler, walking the accessible duct runs in the attic or crawlspace, and looking for separated joints, crushed flex, failed mastic and disconnected boots at the register. In older homes across the region, ducts often run through attics that get brutally hot in July, so a small gap costs you real capacity. We measure temperature at the register versus at the plenum to see how much you are losing in transit.
What we check and what we repair
We inspect plenum connections, takeoff collars, flex runs, sealed joints, boots at the ceiling and wall, and the return side, which homeowners rarely think about and which causes the most humidity trouble in this part of the country. We look at insulation value on the duct exterior and whether it has sagged or torn. Repairs range from resealing joints with mastic and mesh, replacing a collapsed flex run, adding support straps, or rebuilding a return that was never sized for the system.
How we decide duct work is the right call
We rule out the equipment first. If refrigerant charge, blower performance and airflow at the unit all read normal but the far bedroom is still ten degrees off, the loss is happening in the ducts. High humidity indoors while the AC runs constantly also points at return leaks pulling unconditioned air. We tell you plainly when duct sealing will fix the complaint and when it will not, because sealing leaks on an undersized system just moves the problem somewhere else.

How do I know if my ducts are leaking or if my AC is failing?
Both feel the same from the thermostat. We test airflow and temperature at the equipment first. If the unit performs correctly but rooms do not, the loss is in the duct runs between them.
Can leaky ducts make my house humid?
Yes. Leaks on the return side pull hot, damp air from attics and crawlspaces straight into the system, so the AC fights moisture it should never have seen. Sealing returns often fixes clammy rooms.
Do you have to tear into my ceilings to find duct leaks?
Usually no. Most duct runs are reachable from the attic or crawlspace, and we diagnose from there. If a leak sits inside a wall chase, we discuss access with you before anything is opened.
How it works
- Step 1
Tell us the symptom
Call or fill out the quote form and describe what the system is doing. Warm air, short cycling, water on the floor, a smell, a noise. That detail tells us what parts to load on the truck.
- Step 2
We diagnose on site
A technician checks the thermostat, the electrical side, airflow through the filter and coil, refrigerant behaviour and the ductwork. You hear what we found in plain language before anything gets replaced or repaired.
- Step 3
You approve the fix
We explain the repair, what it costs and what happens if you wait a season. Nothing gets done without your go-ahead, and we tell you honestly when a repair no longer makes sense.

Why homeowners call us
- We know humid-climate systemsAcross the region the real enemy is moisture. Systems here run long hours pulling water out of the air, and that shows up as frozen coils, clogged drains and mildew smells. We diagnose for humidity, not just temperature.
- Mixed gas and heat pump workPlenty of homes we visit run a heat pump with gas backup, and the two have to hand off cleanly. We troubleshoot both sides, including defrost boards, reversing valves, ignitors and heat exchanger concerns.
- Attic ductwork is our daily breadMid-century homes often have ducts running through attics that hit brutal temperatures. Crushed runs, disconnected boots and leaking joints steal cooling before it reaches the room. We find them instead of blaming the equipment.
- Repair before replaceA capacitor, a contactor, a blower motor or a clogged drain line fixes a lot of the calls we take. We would rather fix what you have and tell you plainly when the numbers stop working.
